In my city on Ohio, the property owner has the option of asking tenants to pay monthly or quarterly to the city utility.

Here's a few lines from a local bank's recent SEC filings regarding notes: "During the third quarter of 2014, the Company identified problem assets and began the disposition process under the asset resolution plan... the Company transferred $11.2 million of loans held for investment to loans held for sale in anticipation of near term loan sale..."

They are required in 5 units and up here and also require quarterly inspections.

Just to recap so far:- Clean Gutters - yearly- AC maintenance - yearly- AC filters - every 6 months- Gas furnace filters - yearly- Hot Water Heater drain - yearly- Preventative pest control - quarterly (it could be bi-monthly, depends of the area)- Sewer and storm water line clearing - ones in tree yearsWhat other items you have as a preventive maintenance ?

LLC bank account, and things go from there.Also, if you are paying them interest etc, it is best to do this on a quarterly or better, yearly payment, due to cost and hassles involved in multiple small international transfers - more cost effective in one big lump.Hope this helps....

My grandmother is one of these people to me, she buys essential oils, and quarter collections, humidifiers and dehumidifiers cause somehow having both running is better than having neither. 

In a fourplex, you could live in one unit for a year and rent the other 3 and once your year is up rent the fourth unit and probably live there for free and bank the savings to put toward flipping going forward. 

Non-accredited investors are unlikely to be able to invest until the 3rd quarter of this year.
