The majority of the projects I managed were cosmetic and/or rehab jobs at big retail outlets (Home Depot, Ace Hardware, Best Buy, etc).

It is highly time and energy intensive process to find leads and work those leads into deals... because you have to start from scratch sending out let's say 2000 letters, receiving 20 calls, then negotiating those to get 2 deals.

Depending on the market, they may be able to help prospective tenants with leasing services, (if they use the MLS in that region for rental listings, Sacramento doesn't).On the owner/investor side, they are likely in contact with contractors, investor clients and sales agents that work with investors that will be likely outlets for the deals you find.

Some are just high level and others go as far as testing every drain, opening every window, testing every outlet, etc.

Call them ASAP.In the mean time, there are hard wired electric heating options that only use 120 V. they can be recessed into the wall and wired to a regular outlet.
