Today Buyers will need to be more savvy which they should be making the biggest investment in their life.They can source online information but realize now when they go shopping they are gonna have to pay for it out of pocket.This will 100% reduce the number of agents out there which is not a bad thing, and it will be very good for those agents who are good at what they do.

Hi everyone,So here is the deal.Started a PM company 10+ years ago as a subsidiary of our turnkey company (IMO it's a tough gig selling turnkey if you don't also manage in-house)Hated the PM business for a good 5 years or so.Then one day I woke up and smelt the roses and realized that PM is not so bad after all.That of-course came at a time when things actually started to work and we actually started to "work" the systems just as they should be worked lolWe have reached a point now where it's a pretty well oiled machine other than the minor $#@% that we fix on a daily basis.The business motto is systemize, optimize and monetize which is a work in progress but chugging along.I'm confident that with the operation as it is today we are at a point where we can start to significantly scale.Organic leads are flowing in nicely and we grow at between 10-15 units per month or so.My questions are:1) How do we potentially find other "mom and pop" shops what want out of the business and we purchase to take over?

Lenders are still unfortunately tend to be very conservative on the rent-by-room (SRO) type arrangements still - its an area that really could use some better understanding out there but just be careful with expectations because a lot of the treatment of these properties (even if nothing like a old-fashioned "boarding house") can be tough

Seems like they are running a Pawn Shop, homeowners in Austin/Miami/Tampa etc who need cash bad sell a "HomeShare", percentage of their equity in their home for a discount, with a term of 10 yrs, if the homes go up in value as they have since 2011/2012 then NADA gets the original equity already at a premium price plus any appreciation for the total percentage they bought from the homeowner, but since Austin now down 20% in last 12 months and other hot home markets may also continue to fall, and NADA does not engage in price discovery (ie shopping for best value) as they want to obtain a "Market Value - ETF like" of the cities they invest in.
