I sincerely think finding and sorting paperwork will not be as bad as you envision.

Right now our limiting factor is cash for the down payment but we are way under our means right now.Long term i envision paying off our first in 12 years and keeping it as a rental.

Also I remember someone who was uncomfortable selling his house for cash as they literally envisioned a briefcase full of cash (like drug money in a movie).  

Trying to envision oneself living in one place or another has a way of firming up one's priorities.I happen to be a realtor and live in the DC area, but I'm primarily an investor, and I don't think I could be of help to you in this very personal journey.
