I don't think it makes sense to invest in an area where property values and replacement cost start to approach or even intersect.Milwaukee is easily missunderstood by people who don't live here.

You can judge the demand fairly easily. 

Up 50% easily in a lot of places.

Home buyers are very easily visually influenced.

Additionally, cash flow can easily disappear if you need to repair a roof or HVAC system.

Looking at Zillow, I can easily find comparable properties in the area that were sold for less - with a bit of cherrypicking I can find examples going for 30-35% less2.

Listings scale super easily so we're able to service 4 or 5 one percent listings in less time than it takes to service one 3% face-to-face listing.
