Your repair costs seem like they may be accurate but the other factors are the problem here, this is expensive for what you get in TX and I'm going to assume that it is in the downtown of a major metro area which is why the price is so high.

Duplexes in Taylor, Texas (40 min from downtown Austin and less to the Domain, Round Rock, and major employers like Apple, Dell, Samsung, and others) run as low as $150,000.

With the new fast ferry, it's < 40 min straight to downtown Seattle and VERY affordable. :-) Also close to the Bangor submarine base (Navy).
