Hi all,I am keen to start wholesaling in Ontario, Canada, and would like to know if anyone has had success generating probate lists here.

I have successfully purchased several properties this way in the past; however those properties were sold by owners or the sellers were realtors themselves (so obviously more keen to my offer).

The downsides are that we aren’t too keen on owning rentals in CA given potential tenant issues, the lack of cash flow, etc.

Because deals are getting harder and harder to find in my area and I believe I get a better return on my time doing tax consulting on the side and blogging than looking for deals in an increasingly difficult market.I'm not too keen on turnkey investing, preferring other passive means of investing in real estate since if I'm going to be paying someone to manage my properties, I'd rather they be value-add opportunities where they get economies of scale in 300-unit apartment buildings rather than a handful of homes in [insert-turnkey-haven-state-here].But that's a different conversation.Point is if you found something you love doing and can make a pretty penny doing it, do that, and invest in real estate passively.
