If you understand that, then you're limes ahead of the masses here and elsewhere, but "don't major in the minors" and get distracted with it.Without ANY background in RE or prior purchases, you need far more basics in buying, selling and contracts 101. 

If your frustration comes out at him in a negative way, it will make him more likely to avoid you and less likely to satisfy your need.If his wife, or other family members, have indeed been hospitalized recently, then that is an understandable source of distraction.

At 20 years old there are lots of distractions that have nothing to do with school :)I rented to students for 2 years.

Not only is it distracting and nonproductive it can also be dangerous.
