If your frustration comes out at him in a negative way, it will make him more likely to avoid you and less likely to satisfy your need.If his wife, or other family members, have indeed been hospitalized recently, then that is an understandable source of distraction.

Something you might want to look into before you get started 1) Soak up as much info as you can so that you know what you're doing.2) Pick a niche and try not to get distracted by various means of investing.3) Build your team before hand - insurance agent, local community banks, lawyer, realtor, property manager and handymen. 4) Run numbers on a LOT of properties just to get familiar with the process.5) Research on neighborhoods that work out for you.6) Network.

If you go this route then you'll know that you'll be putting all your eggs in this one basket, preparing yourself like a buy & hold gladiator over the next year on tenant screening, rehabbing (so you can get in those units and force appreciation) and analyzing deals so you can buy the right multi.If you go this route then you won't really get distracted by managing two different properties and trying to scale too quickly.Option 2: If you decide to go with this route you have several different steps that you have to take before you get to your desired end result.
