If you want to live in the cheapest rent area, look for 4-plex, but once you are there, you don’t want to live there...Gangster, drugs, robbery, break-in...Bikes all the over the places, clothes hanging on the patio for sun drying, very messy look... neighborhood are extremely run down, doesn’t look good at all...After looking at the run down and very ugly 4-plex area, most investors don’t have the appetite to invest there at all...Sorry for the negative comments...But it is the truth feeling...

Tenants are playing the mold card and trying to scare us into paying for hotel fees, clothing, mattresses, furniture, etc.

My kids do this for school clothes and supplies, and birthdays/holidays in lieu of gifts.

It protects the renter's personal belongings (furniture, electronics, kitchenwares, clothes, etc.) and gives them liability protection.

Put a bed in the bedroom , tv and clothes .

. - Clothing, toys or other belongingsshould be kept in organized way in the basement/ living room/ kitchenwithout potential on stepping on them. - Toilet and bathtubs cleaned within reasonat least once a month (no trash/hair in the bathtub or on the floor.

I would do a clothing space though as well.

Should move up in clothes.
