Most banks dealing with their commercial lending want at least 20% and that;s for their special customers, for other good customers they want 25% down.

But then I went to Vistaprrint.com and they can do 400 custom cards for $40.

I called HUD's asset manager and that's what they said...but that seemed like a customer-friendly approach, and HUD isn't the most customer-friendly, so I had to confirm what I was told.

I actually emailed their customer service to ask how they make any money if this service is free...seems to good to be true. 

-i searched on google maps and it has this amazing feature that allows you to see the street in "3D" so with the mouse on my computer i "drove" around the neighborhood i would like to wholesale in, (where i think the best deals FOR THE BUYER) will be, not for my personal gain. with wholesaling, when doing research on properties, its easy to get excited about what you can potentially make, but anyone who has read "think and grow rich" knows that any profit is a reward. my motivation for wholesaling houses in the "hood" is because it is my home.

If you are starting with a napkin sketch (custom house)  then yes.
