I've been considering the possibility of converting the property into a sober living home.Does anyone here have experience successfully operating an investment property as a sober living home?

The “purest” example of cash flow investing is the investor who signs a 10 year lease as a “master tenant” on a commercial building and operates the building generating positive cash flow through releasing the space throughout the 10 years.  

This means that net rents (after operating expense or what they call Net Operating Income -NOI for short) has to cover the mortgage payment plus 25% or more.

Since I list some of my (very few - I only have 3 residential units and my commercial ones are all managed by others) units every 2-3 years, I forget how to do it, and even standard operating procedures change a lot at that frequency, rendering them much less useful.

It may work in some areas but I hope they don't get lost on their core business models. 

I would imagine operating in NYC right now is essentially playing with fire.

My client is going to file charges against metro flippers in all regions they operate they are fraudulent and never close any loans they send out fake settlement statements and imposter a company that lends their numbers are spam numbers

Included the rental of the machine, the cost of the operator, new sewer pipe and rigid styrofoam.

It draws heavily on the Port of Mobile, with executives there estimating that it will be bringing about 50,000 TEUs (Twenty-foot Equivalent Units) of containers traffic now that it’s operational.
