I have ALSO heard its not about timing the market rather time IN the market, so this is where a SFH could potentially be "easier" to find.Im constantly in a headspace where I tell myself I have to get really creative to finance a MFH or come in with a 5% conventional loan and fixing a MFH to force appreciation although cash flow may not be there the first year or two.

I want to dump all my capital into a lucrative foreclosure property where on closing I will own it 100% and then immediately have a cash-out refinance the same day to extract some of my capital back out.Not with conventional financing.

A conventional route would be about $3800 a month vs a $2400 Month.Also would it be possible to do seller financing until the loan assumption happens, or if the assumption falls through, how could i refinance the home to be the conventional that I am already approved for at the number I bought it down. 560k off market when home is probably 580-600 Comps but seller owes 380k. so Thank you all for your time and help.
