If it's kicking out good cash flow and your goal is cash flow, then I'd keep it and let it continue to perform as a cash cow to supplement your income.If you are investing in areas out of state where you are happy to be investing and your returns are strong, it could also make sense to buy again in that area and consolidate your portfolio.

What you're talking about is a consolidation exchange where you sell several smaller properties and combine them to purchase fewer larger properties. 

Just trying to figure out How to you consolidate the info to a spreadsheet so easy to compare several properties. 

If the reason is not to acquire an asset or consolidate debt then I don't recommend pulling a line of credit. 

And by consolidating as much equity into one property as possible you can still do a cash out refinance. 

I agree with consolidating into one area. 

It allows you to slowly build your portfolio as you post everywhere but consolidate as you end your posting travels.
