Decide where you want to settle down for a little bit and get into a house and rent out the spare rooms, if you can afford a 4 or 5 bedroom this strategy can be very lucrative.

Buy SFH in the "transitional side" of town with some creative financing, and rent spare bedrooms to your buddies. 

If you're a jack of all trades, why not keep your 100k a year job that probably is stable and has benefits then in your spare time start a construction business and do that on the side. 

Even then, I would keep it all on a spare drive and let someone select the best clips which are fit for purpose at the time.Some suggestions.

There's a healthy dose of smaller units coming in but if they're half-decent, they're gone in no time with offers to spare because people love the returns here

And do you have a place to keep the spare sheets locked away from guests?
