Enjoy the "excitement " it soon wears off , I dont get excited at a business deal it can cloud your judgment .

If you have pending litigation against the seller related to that property it may cloud the title but that would be a question to ask your attorney.

Been 2 weeks and yes cloud 9 has been back to earth - seem so overwhemling a bit hard to select the "right broker" I so can identify!

But if you are clearing $100/door why give away 2 or 3 doors worth of monthly profit to pm software when you could just use excel and keep that money to eventually buy more units.My main reason for finally moving to pm software is I need help with the books now and this allows everything to be on the cloud and multiple users to be inputting data.

The rest is rapidly moving to light apps and cloud-based services.

Anyways, I’ll let the numbers speak for themselves, this is my first MF and do not want to cloud my judgment with excitement.
