So thanks for that.My lender's company works with some builders and have new construction in that zip code, around Clay and Fry, that will give money towards closing costs and will pay 1st year homeowners insurance. 

Homes here are already notorious for foundation problems due to the Texas clay.

@Clay Kelton  Fannie and Freddie loans do offer commercial loans for apartment complexes. 

I find that having it on the phone is a plus as I can check deals quickly without pulling out a laptop or tablet.
