I think it works for a great buy and hold rental situation, but it is probably a class C neighborhood and you will need to put a lot of money to rehab a 1950's property to get it rent ready.

@John Balzowski what no ones mentioning is an investor should understand Property Classes.The numbers you've done in TX, appear to be for Class B properties.

Most lenders do not like these lower property values because they are too risky of an asset class, little return in interest and fees, and long term financing will be an issue as well.
