I remember one post here where the would be sub2 player asked "isn't the whole idea of doing a sub2  is because I'm not actually responsible for the loan?"  

I've heard COUNTLESS stories exactly like the ones you shared with your test - most of the major players treat the PM work like it doesn't even matter - no returned calls, late to appts, etc.

on a simple buy of a SFR I don't think the Attorney is the key player here.

If you want to know who the players are in any given market there are a few ways.Learn the zoning classification for the county of industrial properties in your area.Each county usually has varying zoning.

Ignore what the "big players" are doing.

We also bought a pool table, ping-pong table, grill and patio furniture, and washer/dryer for our rental along with a couple of TVs, a DVD player, etc.One area not to skimp: chairs.
