I ended up going with BIFI ... unsure why ... but so far - the onboarding was very simple and - again, so far so good.   

Always remember this simple formula.  

Well one would be the equity capture they'd gain right off the get go by buying below market (100k), plus the 7k net rental income, 42k appreciation, 8k principal paydown and 5k from tax writeoff on regular income = 162k is what they'd technically gain. 

Hey Christine, This would seem like a simple answer, but it's not. 

So my suggestion if starting with a flip is to find one that needs simple things… paint, flooring, appliances, landscaping, and such.  

If it wasn't fraud but simple incompetence (and he lost the money), then that isn't a crime and your options are more limited.Your legal contract (and/or the state laws the entity was incorporated in...depending on where) most likely requires the sponsor to share books and records with you (so you can at least know what happened).

Simple as that.

Sure you might be able to get the same results with a Google form or rental agreement, but that is a much more tedious approach and will limit the number of contacts you can capture.

It was a simple selection and scheduling process.

It could be as simple as bottle jacking a support or as involved as replacing multiple rotted beams and subfloor.
