I had a break-in when the property was vacant, partying and blood on the floor (use your imagination), and once we did get it filled, the tenant abandoned the property mid-lease with no notice (and didn't pay full months' rent prior to abandonment). 

If a child’s blood test shows a high blood lead level, the owner of the property will be held liable.

The question I must answer is whether or not that is enough to warrant the thinner margins and other points you laid out!
