Since LLCs are a tad expensive in California maybe that's a simple cost/benefit trade off for her.From my reading of what 'fire policies' provide there's NO liability coverage, it's purely for rebuilding your property.A separate liability coverage line item should be added to your insurance policy, I've got mine set up for $1M.

Parking lot maintenance is another sub-contract issue, pot holes, painting handicap signs and lines can be taken care of by you local paving company.Anyway, you get the idea, sub out when you can, have at least two plumbers and electricians on call, you can really get the cost down too if you get with your local trade oraganizations getting younger guys who are licensened, but starting off.You might be adding all of this as employee overhead, don't know.

If he collected any other money -- late fees, application fees, etc -- these would be added in to the income as well.So, $9000 is added to the person's top line income.Let's assume 33% of the gross rents went to expenses (the 50% Rule would indicate more, but remember that includes vacancy and capital expenses, which aren't really Expenses in this calculation).

These may be minimal with an all cash deal, but they still should be added to the acquisition cost (denominator) in order to come up with a true figure.
