In my  humble opinion, the more important attributes are a bank who understands investment properties and a loan officer who works regularly with investors. 

the calculator is really just a guideline but how much you can spend really depends on your lifestyle and what kind of other income/debt and your risk profile appetite. investing in real estate may not be suitable for someone making only 40k/year but decided to have a brand new land rover, this business would kill you fast. but if you literally have zero debt and have good discipline then this business is good.for REI general guideline is 1/3 of net income can be attributed to real estate.

To offset gain recognized in a year solely attributable to depreciation taken in the same year doesn't strike me as much of a benefit.

These attributes are driving our housing prices and demand.  

They told me they were going to move back in with family and although I did lose a month of rent (still hoping to get them on a payment plan at some point), I attribute it to good tenant screening.

I attribute my success in real estate to those early years where the foundation was built using this great tool.

That is, the federal income tax attributed to a residential rental property activity is the same whether the rentals are owned by you personally or by an LLC.  

So while stock volatility might be attribute often sought by some investors.. a lender utilizing stock as collateral, is obviously concerned with its probability to recoup its funds in the event of a default when the collateral in question is changing in value by the minute on a daily basis... and that is assuming this is an actively traded stock with a credible volume absent of which the lender then has a different set of factors to consider.
