You want to look at the content of their credit history, not a snapshot-in-time number (which will probably have changed by the next time the calculation is run).If the earnings history is there with a solid payment history, I personally would give that more weight than the result of some algorithm....but that's just me.

But I am convinced it's impossible to understand the CL algorithm.

Especially since their buying strategy, which is ran by an algorithm, is to buy at market value, throw a little lipstick on the house, and sell at a higher price.

They printed off all the information and I walked away baffled at how many factors go into their decisions.What I would recommend is going around and talking to the people who have all their particular criteria and algorithms, and see where they place you.

This can be a problem for online and out of town lenders, however, because they'll plug the investor penetration into a spreadsheet, and the algorithm will spit out that they can't do the loan.

AirDNA is a computer algorithm, just like Zillow.

It's a fun tool but more valuable when you can look up factual sales to back up Zillow's algorithm.  

I would imagine they are achieving better rates with their algorithm than we could guess at or what the rental actual sites suggest. 

If you can't get a loan, that doesn't necessarily mean you are a financial risk in real life but you are according tor their algorithms.
