I do not personally sell on owner financing, but if I did, everyone in the land investing niche would advise me to handle it like that.In the land investing niche it is common to sell properties outside of a title company.  

Jose,If you can rent it out and it cash flows and not just cover the mortgage then I would advise renting and buying a new home.

I know if you call the agent sometimes they ask you what you think the damage will amount to and advise you against filing a claim if it is below your deductible but I don't know of any falling branch exclusion.   

The manager should help the board steer away from liability and poor decisions because they should be the smart one advising the board- not the board doing all the work.
