This is a market that the growth is obvious and there is cashflow because of the growth.let me know if I can help with some off market inventory suggestions.  

Perhaps you can barter that for experience and, perhaps, a taste of the profits and then, later when you're capitalized, do what you're suggesting but now with experience and skin in the game.

It is easier for me because I have basically the opposite of ADHD, but putting everything on Google Calendar and blocking out what you want to do each week usually starts to work wonders if someone sticks to it.

@Guillaume Vidallet I'll chime in here since it seems like everyone answered your question and gave some great advice.I'll suggest that whether you have one LLC or multiple LLCs you have separate bank accounts for each and make sure not to commingle any money.

I wonder if rent control laws will be easing anytime soon in this city - other than capping rent prices, I don't think they do anything to help improve the quality of rentals.

I'm wondering, is this not a major problem for landlords if no further applicants are getting approved for vouchers?

I did not mean it to imply that I did not want to work or take the easy road but if the educators I look at are doing other things than what they teach, it has be wondering if going down that road is a waste of time since they are doing things other than what they say is all you need to do. 

The sellers have not been responsive when asked to provide that information, which is why I was wondering if it's a typical practice prior to submitting an offer. 

If you could get some interest by someone that does that, it might help you drive the price up and/or get a quicker sale too.Those are some suggestions for getting value or maybe a quicker sale.
