I was considering interest rate swap financing and wanted to know from people who have had experience with such financing.

One lender I was speaking with even mentioned swaps as a way to hedge against potentially higher interest rates, but sounds kind of exotic.  

One thing to keep in mind is if you're planning on doing any maintenance/upkeep/upgrades/furniture swaps before spring break, you'll have a short window to do it in.

If I can spend $20 on a gift card once in a while and check in to see  if a tenant needs anything or offer to swap out a hard to reach light bulb  to keep them happy and satisfied I'm more than happy to invest in that.
