Over the last 6-8 months I’ve looked at all the MLS deals in this market and my analysis is that it is undervalued compared to surrounding areas such as Elmhurst 60126, Glen Ellyn 60137, Wheaton 60187, Downers Grove 60515.

Find a 2-3 BR townhouse in one of the nicer neighborhoods (fed hill, riverside, locust point, fells point, or canton) that has a finished basement that isn’t already counted as a Bedroom.

Should I invest in CA (Riverside & larger Inland Empire I hear has good tenant base) or out of state--Columbus, Indianapolis, Baltimore to name a few.

Grew up in Glen Carbon and graduated from SIUE.It sucks that you are having this problem.

You have a lot of options outside of LA proper (San Fernando, Northridge, Winnetka, Riverside, Bakersfield etc) Theres a lot of options, I would explore the neighborhoods, cash flows, and exit strategies. 

Why not buy a HH in Riverside County?
