So if you denied a 300 African American, or Jewish person any lawyer would argue that the real reason was he was black, Jewish etc.  

They would be able to handle your laundry list.

The only reason I'm selling is due it being a class D property/neighborhood, and I'm looking to improve my portfolio class, and id rather not fix anymore bullet holes.Buyer did inspections and came back with a laundry list of repairs, trying to justify a low ball reduction to $70k, minus 5% comm.  

My cleaner also does the laundry at her own place, because she doesnt want to wait for the three loads of laundry to finish. 

We washed every surface down with mold killer.  

After construction, which I had estimated at 200-250k, it would have three 1 bed room apts, two 2 bed room apts, one 3 bed room apts and a coin operated laundry for the tenants.

I have (several times) made bathrooms out of former laundry rooms, converted stoves from electric to gas, added dishwashers to kitchens that had none, moved water heaters, relocated laundry rooms.

That will be used to hopefully "wash out" your investment property debt to income ratio with prospective income.

I've never had coin operated laundry in any property I own, but I do know, from friends who have, that it can a pain to service/keep operating (particularly if your tenants bring their friends over to use it)--so it may be that the revenue is not worth the cost of maintaining it. 

Making up for a slight lower rate buy charging fees and a profit share can be a wash, or worse.
