Property tax for this rental is about $2200 per year, and I am wondering if I can use $4400 as my expense considering I paid both in 2024.

I have a pretty large capital ready to step into this game,I am in big conflicts either choosing Ohio(Cincinnati/Dayton) or Texas(Houston) for BRRRR method, I read a lot about Ohio, only positive stuff.

Cant speak for Nashville, but nationally Redfin recently released a report on their own transactions (they can see both sides of it) that average commissions have risen.This is no surprise to me as I predicted this would happen far in advance of the settlement.
