I once hear someone say they call the "previous landlord" and instead of asking for a tenant reference, they say they are inquiring as to their apartment for rent. 

Does anyone know any investor friendly title companies in the Houston area?

It took us 3 months to remove an illegal mentally disturbed tenant from an apartment who was sub-letting from one of the tenants. 

When we were done at the notary and finished the purchase, we were able to obtain the license and start the works (it was a big commercial old furniture shop where we created 14 tourist apartments). 

It is also a house hack, and I live upstairs with my kids and rent out the basement apartment.
