There are just things that people do or they do better than others. 

It just opens the door up for problems and these problems could sink you if you are over leveraged.

I agree with @Michael Baum.I recently had a guest who lit fireworks and put the hot shells in the outdoor trash can which started a fire and burnt up the garage door, stucco, and facia before it was put out. 

You can't tell me you would be OK with someone showing up at your door wanting that everything this property sells .On a property you wanted nothing to do with you signed off on.

The property also has firepit in the backyard, smart door lock, cameras, thermostat, and router installed.

So you're saying you have a home valued at $100,000 and a home next door sold last month for $80,000 and another home in that area sold for $92,000.

I've not looked at what I could get for rent ahead of time, like you have, but it's a large apartment with 1 bedroom, 2 other rooms (office plus bonus room, etc) plus a brand new open concept kitchen, with its own separate entrance and garage access. 

You might want to check out a local real estate office and see if they need someone to do door hangers.
