At the minimum, send the final bill to collections to warn other potential landlords about him.

Everyone else I spoke to warned me about how quickly a $50k rehab budget can blossom into $75-ish!

So for that reason this is where your sponsor due dillegence comes in play and what's has been their track record.Of course the normal warning that past performance is not indicative of future performance applies ;).In many of the platforms you will see repeat sponsors and some of it is just learning where I participated in a previous deal with the sponsor and trust them. 

Does anyone have any neighborhood recommendations or warnings. 

Warning:  The one(s) who set up your corporate entity may not be the best one(s) to help you operate it - operating brings a whole new set of concerns.  

I will warn you that nationwide direct mail receives about a 1-2% response rate so adding cold calling with your mailing efforts is imperative if you ask me!

I warned one set of tenants and they shaped up once they realized I was watching.
