My wife and I are selling a 2/2 on Green St and looking to purchase a duplex, triplex or quad in Philadelphia or the surrounding suburbs.  While income is key, appreciation sure would be pleasant!! Does anyone have any neighborhood recommendations or warnings.  All inputs are welcome.
