What drove you to do this project?

I've stayed within this niche moving forward which has helped me to focus and find deals easier due to my familiarity with the niche as a local investor.

But to date, I've just set my rents at a rate that accounts for me having to pay the water bill - and informed the residents that each year I'll increase the rent based upon my expenses (including water), so keeping the bill down helps me to help them.But one problem this could cause is if increasing the rent to cover the water bill then places your rent above the market rate.

One of our residents was robbed outside of this property and we ended up paying for the resident to move out and sold this property.

Can you do this where you are or do you need to look out of your local area? 

My budget is slightly constrained for this first property so looking to save on purchase price and hopefully add value through renovations.
