They would fix the problem caused by the cat that was brought in behind my back and they would be paying a monthly pet fee (which I require of all my tenants) or would be getting evicted.You can operate your business however you choose, but I have learned from tenants that if you give them an inch, they will take a mile.

Any of the floating floors need expansions joints left around the perimeter of usually an 1/8 inch, caulking that takes away the floors ability to expand and contract and could cause buckling, same way when you install baseboard or shoe moldings on top of it, you make sure to nail them to the wall, not the floor.

Frame the window like art work.With a bathroom window you do not want to use standard window sill.Find the widest point from the window to the wall (tile, fiberglass)Rip 1x4” to that width and use it all the way around the window to bring it out to that point.Subtract half inch from the window trim you use and now rip and mill more wood till you bring out the trim base.

I believe last time I talked to the supervisor at the water authority in Fulton county Georgia he said bury depth was about 18 to 24 inches here to be safe so much less deep than where you are at.

If you can afford it Decra seal spray insulation is a product we use esp if it's the basic 2x4 constructionIt's about the only product I know that will give you about 5-6 R/inch.

Some tenant will expect a mile if you give them an inch, and ultimately could claim that they have delayed telling you about a needed repair therefore they should be given an incentive that was not agreed upon.

Either way push them and do not listen to the story " We have taxes coming and just work with us and we will catch you up then ".You then wait and get duped again and see the 60 inch flat screen in the living room and they say "we had other expenses" and the money is gone.
