I can't count how many failed flips/inherited properties I've bought or wholesaled that your criteria would have cut out.

Every  State has different jurisdictions when it's comes to wholesaling and assigning contracts.

I would love to find an experienced investor in the Charlotte, NC area who could use some help with wholesaling or flipping.
