Guys,My partner and I are in the process of starting a new one-stop - in between tenants renovation company and would like to get some feedback from you guys.Here is a basic summary of what will be included in one of our customize-able service packages:House CleaningGeneral Areas - Dust walls/ceiling fans sills and ledges - Dust bulbs - Cobwebs - Dust baseboards - Dust window blinds - Wipe wood with Pledge - Sweep/Vacuum/mop floors - Wash inside of WindowsBathroom (s) - Clean and disinfect tub, toilet, shower, shower doors, and sink -Scrub Floor - Clean all mirrors and glass - Scrub tile wallsKitchen - Wash sink- Clean counter tops- Wipe in/outside cabinet doors- Wipe in/outside of appliances- Sweep and mop floor- Load and run dishwasher- Clean in/outside of microwave- Collect and take out trash- Wipe appliances- Clean in/outside of stove & refrigeratorBedroom (s)- Dust-walls, ledges, shelves, etc.- Closets: sweep, mop or vacuum- Floors: sweep, mop or vacuum PaintingUse drop cloths to protect furniture, floors from paint -Protect and mask necessary finished surfaces including door knobs, hinges, bathtubs, showers, cabinets, electrical outlets, fixtures and windows-Caulk all joints at doors casings and jambs in order to maintain a sealed surface-Caulk all joints around the windows where the window meets the drywall Patch and/or repair of minor wall and ceiling blemishes prior to the application of paint-Apply primer coat-Apply 1st and 2nd coats (Two-tone paint available)-Remove all masking from doors, windows, baseboards , walls, hinges, floors, etc.

Large complexes typically have a large common area, but not private outside areas for individual units.(6) If they get along with their 1, 2, or 3 neighbors, they can informally resolve guest parking issues, laundry hour issues etc...with large complexes, you don't know, the guy in front of you may have just washed a load of soiled cloth diapers.(7) Rent is lower, typically.

Yes, many of them wash out...but some go on to be quite successful in their field and get to be quite good at locating great deals, estimating rehab costs and passing that deal on to other investors with plenty of meat on the bone...even without a license and while still operating primarily as an individual.

The longer you hold the property the better the Agency financing is, but for holding periods 5 years and under it's a wash (with holding periods of 3 years or so better with Portfolio Financing).The bottom line is that it's better to get the deal going than quibble over the terms, ESPECIALLY if the deal is a value add property for some reason.Too many investors step over dollars to pick up pennies.

I would also use grout release on the face of the tiles before I grouted, then I would wash off the grout release and seal the floor with the 511.

We left no vinyl flooring that was also all removed. washed out vents as far as I could reach, vacuumed, and then sprayed kilz in the vents. and of course new filters,  I used a ozone machine in the house off and on for 3 months.. room to room.Now she had a kennel in the garage,, cat crates stacked up 4 high.. cat pee to the ceiling.. was sheetrocked and insulated garage,, ceiling down all insulation out and all sheetrock gone..
