This is a massive undertaking!

Trying to buy foreclosure  and all that entails then have to fix them all up etc.. this is a huge under taking.. 

As a new investor undertaking my first BRRRR project, I'm seeking advice on raising the appraisal value of a property without overspending on improvements that only enhance perceived value. 

I’m planning to go to college for a short time just to get an associates because I already have college credits from highschool so may as well (marketing and graphic design focus so it will help with real estate).

That being said, I'd also like to force some appreciation on my first property by undertaking a rehab project.

From what I can tell it is a massive undertaking with no existing playbook to help get from point A to the end goal.

@Dan Miklosz - Ive never done the actual conversion, but I have been through the zoning and permitting process enough to know its a complete pain in the butt.If you are going to go through a project like that you definitely have to have the right team set up because it will be a big undertaking.
