The challenge is I am not a big enough customer that I feel pushing them in this manner is in my best interest. 

My plan is to keep my current job while investing on the side until it becomes more sustainable. 

Is your rental income enough to sustain you?

One good startegy is to BRRR (or better BRRARR) a property - the financial sustainability of the approach over the life cycle of the investment is usually not pointed out sufficiently - a fully improved property will yield higher rent and require little money for repairs and maintennace in the first 10-20 years.

The advantage on MLS listings is that you get to see a lot of deals in a consitent manner and that will help you to compare and get a sense for what makes a good deal.

The double digit appreciation rate can not sustain as home prices have stabilized last couple months.

It actually works out better for them (you get better deals when paying in cash), but they have a good primary source of income to sustain that type of investing.
