A few like minded investors (friends) and myself have all decided to try to land our first large deal and we have the opportunity to purchase building of condos we will rent out and the questions regarding HOAs started to surface.

Surface level rehabs on larger scale apartments can be done for $7500/door, but this is not a gut.

You have time invested in meeting contractors, I usually get a couple bids, then you have to ensure the work actually gets done in a timely fashion!

Podcasts are great because you can listen to them while you work, and I've always been a huge fan of good, old-fashioned, physical books.

If the same $20k can get you into 3, 4, 10 houses, then that $20k has more value than on the surface it appears.
