I think many of use need to hear it as it is more than we realize and not in a sugar coated way.

I would pay the full power bill from the electric company, and then bill Tenant B and Tenant, based on their individual consumption. 

At the beginning of RE investing you're going to work your *** off, no easy way to sugar coat it.

Higher rates or higher consumption?

Any newer faucets have aireators that reduce water flow or you can replace them with low flow aireators.I would recommend doing a full audit of water usage and make necessary updates / changes to reduce consumption.

I imagine there is ton of opportunity to continue this little enterprise all through elementary school since kids cannot get enough sugar, ever.

Two that immediately come to mind for me are dogs that can sense high/low blood sugars for people with diabetes and dogs that can alert their owners when they are about to have a seizure.

Agents sometimes sugar coat the message.
