I was led to believe that the term "hard money" refers to fact that the loan is based on the value of "hard assets", in this case real estate, versus a borrower's creditworthiness or "soft assets" such as brand recognition.

I thought I'd NEVER allow that, but once she passed, I guess I became soft and decided to honor her wishes against my better judgement. 

The market in Alberta is still pretty "soft" and if you put the extra effort/money into creating a secondary suite, the returns can certainly be in your favor.

I agree about adjusting the last couple sentences but don't go soft on the requirements. 

With my "soft holdbacks" that number has been harder to hit (I just need to buy cheaper!).
