New windows can cost you sometimes 15k. 

I’m doing permit drawings for basement egress windows in one of my student rentals and was wondering if fixes like this were common or is it all paint cabinets and flooring?

If you have a minimum requirement do not let it slide.

The building is highly inefficient so we are mainly looking to replace the electric base board heaters, replace windows, redo some drywall and insulate where needed.

In July I completed a lot of updates to the house (new well, new 200 amp electrical service and panel, new windows, replaced forced air ductwork, added a bathroom. 

But a window AC tilted the wrong way can cause damage and definitely not in kitchens.

To me, it seems like the 70-80% rule of thumb (being ALL IN --purchase, reno, & closing costs-- below 70-80% of the ARV for any property) has gone out the window a bunch LATELY!  

The homestead exemption has little to do with whether the property would fit in the 6 month or 2 year window for redemption .Most title companies these days will not issue title insurance until the 2 year window closes
