If your desired duplex, for example, is offered to you at only $95,000, then a loan amount for only $100,000 just isn't going to cut it. 

Currently I see BRRR having similar numbers as turnkey but I have to manage the renovations as well (and I don’t really have time or desire to do that).

Single family home phases are just about to start, previously it was just townhomes.I think the long term appreciation play will be there as Wesley Chapel is a very desirable area with high rated schools and lots to do.
