That said, the tenant owned (tenants don't receive title until they execute the option at the end of the LO period) model we've built has allowed for great cash flow thanks to reduced expenses -- we are only responsible for major cap ex and infrastructure, not day to day maintenance.As for your last point -- yes, there is a significant difference in the market rent for a single wide versus a double wide.

You can also L/O or Lease option the home which allow you the cash flow advantages of being a Landlord mix with the Flipping advantage of cashing out once the tenant buyer purchases the home at the end of the lease term (generally between 2-5), also known as Hybrid Investing.

Rarely do we get a solid SF deal (not a land contract or funky LO) that gives us a discount and cash flow.The highest debt service I have is 6/9 of rent and it breaks even.
