I’m considering purchasing a small property in the city the college is located and have my son and hopefully roommates move in.

Its often the difference between a Kitchen and a Kitchenette which seems a big deal to inspectors hereBy the way, roommates are perfectly legal, nothing to stop you from renting a single house and the roommates having an understanding of who occupies where. 

Do you have any roommates lined up yet? 

My intention was to get roommates for the other 2 bedrooms, preferably her friends or someone who's not a random stranger.

My college roommate started buying them in central jersey shortly after we graduated.

Tenant sent numerous inappropriate correspondence, involved other roommates unnecessarily and told us no repairs can be done during Tenancy, after we caught water damage to the brand new bathroom that was installed.

When he goes to college/trade school he mentioned wanting to live in one of those apts with a roommate, possibly as an on-site mgr. 

I'm sure the article highlights the fact that you can get an owner-occupied loan on a 2-4 unit property (same rate/terms as if you were just buying a single family home to live in) so if you can qualify for what I assume will be a larger payment (more expensive purchase), I think you may find it worth it to 1) get more income coming in from multiple units and 2) you have your own private apartment to live in (not sharing a kitchen, etc. with roommates).Good luck!

I just bought my first primary residence and am hoping to rent out the spare rooms to roommates.

That would be $50 to remove a tenant and another $50 to add a Tenant.One other thing in my policy: at least one of the original Tenants must remain in place for the full term of the lease and I'll only allow a roommate swap once per lease.
