With the current shortage of rental units available within PS and Coachella Valley area, you could get premium rents without a pool and the additional expenses and liability it carries. 

There's access to the big Deschutes River for kayaking, floating, fishing, etc., and a boat launch in the subdivision.

I can tell you that $65 will get you top-of-the-market space in Rosslyn, just over the river from DC.  

There are few places in Silicon Valley where multi family homes are in neighborhoods that are as well kept as in single family home neighborhoods.

Not to mention (since you're in Little Rock) how you look at economic vacancy between, let's say the River Market and something off of Mabelvale Pike.What's more material for you (and something that's fairly constant) is the amortization table that your lender will use. 

I live in nearby Jersey City, and I decided to invest in Allentown/Lehigh Valley for higher returns.

His group does property management in the SE Valley. 

This was somewhat in 'story format' going all the way back to my grandfather investing in the 70s in the silicon valley up to the fact we have managed our own businesses for 2 decades, and our past experience with rentals, pictures of our current places (we take very good care of them) including things like the fact that our vacancy runs less than 2% but we still figure 5% into our projections to be conservative.
