In a C area, you can significantly increase the value and rents of the building with a few badly needed upgrades, just to provide some necessary exterior appeal.The major aesthetic liabilities to overcome are as follows, one at a time... the building sits just a few feet off the street and has a power pole complete with lotsa wires planted super close.

The seller's alternative in this case is to wait for an all cash buyer - or provide financing himself.Third scenario is the seller who wants to get a higher price - higher than market - and uses seller financing to attract buyers who can not obtain financing from outside sources - and who are willing to pay a higher price for a property with "built in' financing.As a purchaser, you should be looking for either (1) the highly motivated seller, (2) a property that can not be financed except by the seller - IF you can fix the problem (hint: a property next to a nuclear power plant is probably NOT a fixable problem!)

Another issue that I believe I saw mentioned already as well is how the pics jump back and forth exterior to living room to kitchen back to liv room back to kichen to bath back to kitchen back to bath-get them in some sort of order and FOR SURE ditch ALL of the exterior pics that show the rather poor yard condition OR spend a few bucks and do a little landscaping, a little money in mulch, plants, etc can go a long way there too!

To my surprise the seller left the refrigerator, washing machine, Hoover vacuum cleaner, a jar of pennies probably $25 a plant on the fireplace with a card addressed to the new owner wishing me much happiness in the new home.
