The post office has been at this location for 80 years and all of the residents need to pick up their mail from the Post Office, there is no delivery.

LTR is more plausible but often HOA requires primary residence for a period of time before renting it.  

When you do any agency loan (conventional or government) as a Primary Residence, you are signing a new 1 year "occupancy clause".

You would be violating the law for doing that.Be comforted that most prospective residents don't provide proper ESA documentation.

Then you have to understand MOTIVATED seller leads generation.Once you do, you will soon realize that it is not possible to target motivated sellers.Anything based on a list is not even random, it is worse than random.Fact 1:I rank #1 on Google for my market and thus I get a ton of organic actually and truly motivated seller leads.I rarely get foreclosures, absentee owners, probates, tax liens, divorces etc.

@Melanie ThomasI really think it depends what market you're in, and what type of resident base you have.

We are in the process of becoming permanent residents (still a 1 to 3 year process for us), which kind of limits us with regards to loan and financing options.
